We provide 2 levels of service for landlords - tenant find (letting only) and full management.

 

Tenant Find Fee: 60% of rental value (minimum of £295).

Management Fee: 50% of rental fee for initial set up (£295 minimum) followed by a monthly fee of 10% of the rental value.

We are not currently VAT registered.

We are not currently members of a Client Money Protection scheme but use My Deposits to protect all tenant's deposits.

Tenant find (let only) service
This service is for landlords who are happy to deal with the ongoing management of their tenancies but require assistance in locating high quality tenants

  •  Siting of a distinctive and highly visible letting board
  •  Accompanied viewings for potential tenants (including evenings and weekends if required)
  •  Photographs of the current condition of your property
  •  Obtaining and screening references
  •  Performing a credit reference check with one of the largest established agencies
  •  Moving tenants into your property
  •  Drawing up of an Assured Shorthold Tenancy agreement
  •  Collection of deposit monies and first months rent
  •  Organising pre-tenancy cleaning (optional)
  •  Liaising with providers for detailed inventory provision, most suitable for furnished lets (optional)

Full Management

This is the most popular service that we provide and offers landlords a totally 'hands-off' approach to investment property ownership.  We will deal with all ongoing aspects of the tenancy including any issues arising with maintenance at the property. Most will be dealt with automatically however we will contact you if any major repair work is required.  We are happy to liase with any contractors that you are currently using or can recommended tried and trusted providers on your behalf.

  • Visual condition inspections at your property once every six months
